Renting a Property

If you find a property you like, you will be asked to pay a deposit of £200 to hold the property and withdraw it from the market pending satisfactory referencing. Your holding deposit will then be transferred as a part payment towards your rent. Once received, a mutually convenient date will be arranged for you to sign contracts, pay your first months’ rent in advance and deposit. You will then be given the keys to your new property.

Please note: the holding fee will be withheld if any relevant person including any guarantor(s) provide materially significant false or misleading information as part of the referencing process or fail a Right-to-Rent check.

Deposit

The deposit which will amount to 5 week's rent is held by Halcyon as a stakeholder and registered with the TDS (Tenancy Deposit Scheme). Following the formal checkout at the end of your tenancy, it is refunded, subject to any agreed deductions as required by the tenancy agreement and the inventory.

Sanctuary Lettings & Management does not pay interest on any deposit monies held.

Rent Collection and Utilities

Rent is payable monthly in advance, by Standing Order. The relevant water company and borough council are informed by Sanctuary Lettings & Management of your tenancy start and finish dates. You are responsible for paying the bills for the duration of your tenancy.

Tenant Fees

Due to The Tenant Fee Act 2019 that came into effect June 1st, tenants will no longer be charged fees for a new tenancy, renewal of a tenancy and inventories. However, please note that some fees will still apply, such as payment "in the event of a default of a tenant" or "payments associated with early termination of the tenancy, when requested by the tenant".
